Boundaries between the disciplines involved in urban development are blurring. Architects still provide design services, but are increasingly asked to complete tasks traditionally performed by planners, contractors, marketers, and developers. Understanding the real estate development process can help architects to become more useful to their clients—and potentially to develop their own projects. This two-day program uses a financial pro forma to introduce the fundamental principles and processes of real estate development. You will learn the basics of project identification, feasibility analysis, acquisition, financing, entitlement, design, construction, and marketing. USC real estate faculty will explain the essential concepts and key questions inherent in each development phase, and model critical thinking skills required to evaluate projects, while exploring the value of design thinking. Two case studies, one residential and one retail/commercial, will integrate program concepts and demonstrate possible projects that participants might consider doing on their own.

Liz Falletta is a Teaching Assistant Professor in USC’s School of Policy, Planning and Development (SPPD). She teaches site planning and urban design courses in SPPD’s planning and real estate development programs as well as a housing studio and seminar in USC’s School of Architecture. She holds an undergraduate degree in architecture with a minor in philosophy from Washington University in St. Louis. She earned master’s degrees in architecture from the Southern California Institute of Architecture (SCI-Arc) and in real estate development from USC. Ms. Falletta has over ten years of teaching experience and has served as an invited design critic at UCLA, Cal-Poly Pomona, SCI-Arc, Otis College of Art and Design, Woodbury University, University of Texas at Austin, and Iowa State University as well as the Technion in Israel.
In addition to teaching full time, Ms. Falletta manages a real estate development firm providing middle market housing and entitlements consulting services in Los Angeles. In this capacity, she has developed a Small Lot Subdivision project, acted as a consultant to others using the Small Lot Ordinance and offered entitlement services to various housing developers. The company is currently focusing on rehabilitating existing properties which can be re-positioned in the marketplace via good design, quality landscaping and community space.
